Off Travertine Vista in Carramar, this former limestone quarry will be transformed into a family community unlike any other. Utilising community facilities will be one of the fastest ways to make friends with your neighbours and re-establish core family community values – a mostly forgotten tradition that The Kilns Estate will bring back. Once building commences, all owners will become members of a Home Owners Association (HOA), a Community Association that will manage the private open space and community assets.
The Kilns already has everything in place for the community to grow. The parklands, community centre, community garden, a fully equipped men’s shed, and tennis courts will be handed over to the HOA along with seed capital to get the community growing. Having all of these facilities in place from day one will nurture a community spirit of yesteryear.

The Kilns’ community will have the potential to generate income for itself. With a cascading waterfall, carefully restored kilns, landscaped grounds, wildflowers, bushland, plus the community multi-purpose venue with kitchen, this is the type of venue brides and wedding photographers seek out. The estate will also feature a commercial storage facility and a community store. Hiring out and operating these facilities will generate funding for the community Home Owners Association.
With such an abundance of natural beauty it’s hard to imagine the site’s past as one of the largest limestone quarries in the Wanneroo district. In fact, from the late 1920’s through to 1975 millions of tons of sand and limestone were removed from the site forming a quarry 20 hectares in size.
Planning and rehabilitation of the site began back in 1995. Filling in of the 4 million cubic meter void with environmentally friendly materials was completed in 2009 laying the foundations for the new community open space. Extensive landscaping has produced beautiful gardens and expansive green open space. The only clues to this site’s deep history are the old lime kilns which have been lovingly restored and worked into the landscape.
Waterfall, wildflowers, bushland, nature, The Kilns has the relaxed feel of a small country town but it’s less than 6km from Joondalup City centre. Shops, schools, hospitals, golf courses and city life are all within a short drive. Plus, the new Neerabup Road provides a quick link to the freeway and the coast. For daily supplies, there are plans in place for an on site Community store.
With its unique expansive open space, this community is a rarity for a location as close to city life as this. Also unlike any other community, The Kilns features an extensive walking and bridle trail that meanders through the estate passing the historic kilns, the village green and the burgeoning bushland blooming with wildflowers. The trail connects and brings together the whole community.
With a focus on sustainable living in a bushland setting, lots will range in size from 250m2 to 2,000m2.
